Sale plans for the Gulfland Motel & Caravan Park

CBRE agents Hayley Manvell and Jay Beattie have been appointed to manage the sale of the Freehold Going Concern interest in the property on behalf of the Receivers and Managers appointed, BRI Ferrier.

The Gulfland Motel & Caravan Park is situated in Normanton, which serves as the business centre and access point for Queensland’s Gulf Country.

Included in the sale of the circa 1.56ha* freehold landholding are 28 self-contained accommodation rooms, a caravan park with 55 sites, a four bedroom manager’s residence, and guest facilities which include the licensed Gulflander Bar & Grill Restaurant, the ‘Big Barra’ tourist attraction, and a swimming pool.

CBRE’s Ms Manvell said, “The Gulfland Motel and Caravan Park has been a popular and long-standing feature of the Carpentaria region, featuring a good mix of accommodation types and guest facilities and substantially benefits from a lack of competition in the area”.

“The property is well positioned with good exposure to passing traffic and serves as a base for both workers servicing the region and for travellers, as a popular outback stopping point on the Savannah Way. This iconic route connects two of Australia’s most popular destinations – Cairns in Far North Queensland and Broome in Western Australia’s Kimberley region, passing through 15 national parks and five World Heritage-listed sites.

“Tourism is an important growth sector in Normanton, home to the Gulflander train, and situated just 50 minutes* from the fishing mecca of Karumba. The township has also benefitted from a “grey nomad” influx, with the caravan industry recently witnessing strong growth.”

CBRE Cairns’ Mr Beattie said the sale was expected to generate significant regional and national buyer interest, underpinned by the growth in tourism and caravanning through regional Australia.

“This opportunity provides an investor the flexibility to owner-operate the property, appoint a manager or lease the property with the opportunity to obtain a passive income stream,” Mr Beattie noted.

The Gulfland Motel & Caravan Park is being sold via an Expression of Interest campaign closing 7th November 2023.
