Mandurah Waterfront Hotel hits the market

Mandurah Waterfront HotelCEL Australia has listed Mandurah Waterfront Hotel for sale as Western Australia reopens to the world post the pandemic.
The 4.5-star Sebel Hotel Mandurah has become the area’s preeminent accommodation for corporate and tourist guests to the Peel region since opening in 2009.

CBRE’s Aaron Desange and Ryan McGinnity have been appointed to market the 84-room asset, with Expressions of Interest closing 4th of October 2022.

Located 50 minutes south of the city on the prominent Peninsula hotel site, the Sebel forms part of an exclusive strata subdivision comprising studio rooms, one- & two-bedroom suites and two & three bedroom apartments, most with east-west views over the Indian Ocean or Mandurah Canals and Estuary.

The popular Peninsula Bar and Restaurant is located on the ground floor and although not operated as part of the hotel, it forms part of the freehold offering and is leased on a long-term basis to renowned local operators.

Mr Desange said the sale offered investors the opportunity to purchase an asset underpinned by strong and consistent trading, operated by one of the world’s largest hotel groups.

“Having operated this hotel since 2013 and with over 5,000 hotels worldwide, Accor is best positioned to continue to drive accommodation revenue through local management and international guest loyalty programs,” Mr Desange said.

“Coupled with the Peninsula Bar and Restaurant lease, the asset offers the security of long-term tenure plus earning upside as accommodation markets continue to improve as people start travelling for business and pleasure again.”

Mr McGinnity added, “Substantial government and local council funds have recently been invested into revitalising Mandurah’s waterways and there is a continued city focus on driving new business, creating greater employment opportunities and developing new educational amenity in the region

“Already drawing substantial hotel revenue from employment centers at Henderson, Rockingham and Kwinana, any additional drivers that can be added to the Peel region only benefit the local business including Mandurah Waterfront Hotel and the Peninsula bar and Restaurant.”
