The acclaimed Midnight Hotel has been listed for sale in a rare opportunity to acquire one of the capital’s most distinctive lifestyle hotels.

Forming part of Geocon’s landmark Midnight mixed‑use development, the hotel features 199 premium guestrooms and suites alongside extensive amenities, including a 20‑metre indoor pool, sauna, two fully equipped gyms, a pool deck and versatile meeting and event facilities. Guests also enjoy exceptional on‑site dining at Braddon Merchant and the Midnight Bar.

Located in vibrant inner-city Braddon, the hotel is within walking distance of Canberra’s CBD and the city’s major demand drivers. Braddon is widely recognised as one of Canberra’s most dynamic precincts, home to a diverse mix of cafés, boutique retail, bars and restaurants that attract both locals and visitors year‑round.

CBRE’s Michael Simpson, Andrew Williams and Nick Hill have been exclusively appointed to manage the sale via an Expression of Interest campaign closing Thursday, April 2 at 12pm (AEDT).

“Midnight Hotel is one of Canberra’s most compelling hotel investment opportunities, underpinned by its prime Braddon location, vacant possession of management and its alignment with Marriott’s internationally recognised Autograph Collection brand. With strong year‑round demand generated by corporate, government and leisure segments, the hotel is exceptionally well placed to capitalise on Canberra’s continued economic and population growth,” Mr Simpson said.

The hotel is offered to the market with vacant possession of management and a franchise agreement with Marriott International, benefiting from Marriott’s powerful global distribution, loyalty and marketing platform.

Founder and Managing Director of Geocon, Nick Georgalis commented, “Midnight Hotel represents the culmination of our vision to bring a new level of design‑led hospitality to Canberra. The asset has performed well since opening, benefiting from a strong brand partnership and its position within one of Canberra’s most energised precincts. We are proud to bring such a high‑quality offering to market and look forward to seeing its next chapter unfold.”

Mr Williams added, “Assets of this scale and quality, with attractive in-place cashflows supported by high occupancy and strong ADR performance are tightly held and highly sought after by a broad range of investor groups.”
